ABOUT THE ROLE

The Director of Facilities and Energy Management is a leader by nature embracing this multi-faceted role requiring a comprehensive view of every property and major project. It is successful when time, quality and cost requirements and the end user are fully satisfied.

 

PRIMARY JOB RESPONSIBILITIES

Operational Management

  • Support and assist our building operators to oversee building operations, including repairs, refurbishments and the maintenance of mechanical, electrical, fire/life safety, plumbing and waste management systems
  • Ensures building operations meet service standards and complies with all local laws and regulations
  • Support, engage, and advise operational team members with regards to site equipment and operational management through frequent property tours
  • Work with on-site operations team to create and manage a 10-year capital plan for each property within the portfolio
  • Assist in project planning and strategizing, risk management, procurement management, scope management, cost management, schedule management for capital projects or large operational projects within the portfolio
  • Review and achieve efficiencies within the portfolio on capital or operational expenses
  • Generate preliminary budgets and schedules for feasibility studies
  • Ensure strong controls and tracking of project related documents/data and maintain filing system
  • Maintain traceability between finished products and the personnel and organizations that created them
  • Ensure reporting to senior management property and project status by means of schedule updates, minutes of meetings, and financial records
  • Schedule and attend Substantial Completion Inspections
  • Follow up project close out documents, which would include deficiency lists, as-builts and manuals and warranty binders

 

Emergency Procedures/Response Plans

  • Work with the properties to ensure all emergency procedures are up to date and communicated
  • Ensure that all relevant inspections and emergency drills are being conducted on a consistent basis and documented

 

Environmental Management

This position will be key in assisting properties with setting up and achieving our energy management goals, including but not limited to

  • The Candidate must be knowledgeable and passionate about environmental issues and a desire to affect change across the portfolio
  • Member of The SHAPE EESG Committee
  • Key Liaison for SHAPE with our partners on their environmental committees
  • Updating and managing our annual strategic energy management plan
  • Working to ensure SHAPE continues to participate in the BC Hydro Energy Manager program
  • Implementing and maintaining tracking systems for all Environment metrics, including but not limited to:
    • Hydro
    • Gas
    • GHG
    • Waste diversion

 

SHAPE Standardization and Continuous Improvement

 

SHAPE is always looking to improve and ensure that we deliver the best-in-class product from design to the daily customer journey (or experience). This position would assist through:

  • Standardize process/procedure/reporting/testing/inspecting of properties and associated systems for both functionality and aesthetics for all properties. Examples include:
    • Planter/curb design
    • Landscaping design
    • Customer journey – visual and practical elements, exterior and interior
  • Schedule, coordinate, attend, and document detailed reports and regular asset inspections

 

QUALIFICATIONS

Required Knowledge, Skills and Abilities

  • Project Management experience
  • Budgeting experience and strong math skills
  • Strong negotiation skills
  • Leadership and interpersonal skills
  • Problem-solving and organizational skills
  • Excellent verbal and written communication skills and strong attention to detail
  • Strong Knowledge of laws, regulations, and codes in the fields of Workplace Safety, Environmental compliance, Boiler and Pressure Vessel, etc., along with the willingness to keep up with changes
  • Strong knowledge of maintenance systems such as BMS, DDC, Lighting Controls, Preventative Maintenance / Work Order Software
  • Proficiency in MS Office

 

Required Training and Experience

  • Minimum of 5 years of experience as commercial property Director of Facilities, Operations Manager, or General Manager
  • Minimum of a Bachelor’s Degree in Engineering and/or Facilities Management Designation from BOMI or IFMA
  • Trade designations such as Power Engineer, Electrician, Controls, etc. an asset

 

WORKING CONDITIONS

Based at our corporate office, located in downtown Vancouver, the successful candidate may expect a comfortable and collaborative work environment in a modern office setting. The candidate will be required to travel frequently to the various projects in the SHAPE portfolio.

Salary Range: $160-190k/year
