Position Summary:
Reporting directly to the Director, Property Management, the Property Manager is an individual seeking to manage a portfolio comprised of primarily residential properties. From overseeing the overall performance of the properties and managing Site Teams, the Property Manager is a multi-faceted leader of all operations and financial activities.

 

Management Requirements:

  • Manage, co-ordinate, and supervise the work of site staff including Managers, Residential Services Agents, and Maintenance Technicians, located in our residential properties.
  • Recruit, train, and provide ongoing personnel development programs for site teams.
  • Ensure compliance of all organizational policies & procedures and governmental regulations.
  • Perform and document staff evaluations including, but not limited to, performance reviews, corrective action reviews and termination.
  • Review staff timesheets, schedule staff and approve vacation requests/leaves.
  • Support and lead the continued development and training of our digital tenant platforms with Operations and site team members.

 

What you'll be doing:

  • Routinely conduct property inspections to ensure that all physical aspects of the properties are always fully functional and maintained in an attractive condition consistent with Concert standards.
  • Implement, monitor and review preventive maintenance programs for each building.
  • Implement, monitor and improve upon all sustainable practices as they relate to energy conservation, recycling, composting and waste reduction.
  • Look for opportunities within the portfolio to enhance and contribute to our corporate ESG initiatives and targets.
  • Review monthly maintenance and site inspection property reports via our digital platforms to ensure completion and accuracy of generated tasks.
  • Review and implement cost control programs.
  • Review and monitor site purchasing to ensure that all purchasing guidelines are followed.
  • Review monthly operational reports and provide variance and operational analysis and prepare quarterly variance/forecast reports.
  • Obtain quotes for major work and negotiate service contracts and renewals.
  • Obtain quotes and tender per corporate policy all capital improvement projects.
  • Review all purchasing to ensure that it meets purchasing policies and approve for payment through electronic purchasing system.
  • Prepare annual capital and operating budgets for all properties.
  • Review of operating and CAM statements.
  • Liaise with the Asset Manager on Capital Project approvals and other major operational issues.
  • Conduct and oversee regular market surveys for all residential properties used in the review and adjustment of market rents to maximize revenue potential for all properties.

 

Required Knowledge and Skills:

  • A Minimum of 2 years of Property Management experience in the role of Property Manager.
  • BCFSA -Property Management License is required.
  • Post-Secondary education with a degree or diploma preferred.
  • Knowledge of all governing legislation such as Employment Standards Act, BC; Human Rights Code; Building code, Fire Code and Occupational Health and Safety Act.
  • Willing to learn and become knowledge of Commercial Leases Commercial Recovery procedures.
  • Knowledge of the Residential Tenancy Act of B. C. is required.
  • Knowledge of building systems and building maintenance programs.
  • Excellent English oral and written communication skills.
  • Strong prioritizing skills and the ability to multi-task and meet deadlines.
  • Knowledge of the Microsoft Office Suite of programs with experience with Excel and Word.
  • Working knowledge of Yardi is an asset.
  • Knowledge of financial reporting and experience in preparation of budgets and review of operating statements.
  • Demonstrated and proven leadership and coaching skills.
